Update To Military Home Buyers Tax Credit
UPDATE!! MILITARY HOME BUYERS TAX CREDIT New news for the military home buyer. If you are an armed services member, intelligence service, or foreign service personnel, who were on active duty and out of the U.S. for 90 days during any part of 2009, you get an additional year to write a contract on a home and receive a tax credit. You must write a contract on a home by April 30, 2011 and you must close by June 30, 2011. Homebuyers who purchase their home using the tax credit must use that home as a principal residence for a period of no fewer than three years, or must forfeit the entire credit. However, military intelligence and foreign service members do not have to repay the credit if they have to sell after less than three years due to military orders, such as a duty transfer. When you try to do a For Sale By Owner you are depending on people to drive by your house, see the sign, and call you. Advertising can be quite costly. When you use a real estate agent, you have someone who is actively marketing your property to get it sold. This will also free up your time to look for more deals.

If you purchase a house and try to sell it for top dollar so that you can make an extra few thousand dollars and end up holding it for 6 months, you lose money. DON'T DO THE WORK YOURSELF Unless you are a contractor who has the time to invest, get a contractor or several sub-contractors to get the work done quickly. It is important to get the house flipped, on the market, and sold. Some people with a construction background figured they could save thousands of dollars doing the work themselves. They worked weekends and days off and it took them 4 times longer than it would have taken a regular contractor. The next time they used contractors and had the property flipped in weeks instead of the months. Things You Should Know Before You Flip A Property
Get An Inpection Done on the Home
If you decide to flip a property get a complete home inspection done. You will have to spend a few hundred dollars but it may save you thousands of dollars in problems that you may not be able to see. By getting a full inspection you will know the condition of the foundation, see if there is any termite or other pest damage, and if the mechanical portions of the property are operating properly.
